More homes for sale in Auburn, Ca than we’ve seen in almost a year! I was looking at the recent market trends for Auburn (95602/95603 see graph below) and was surprised at how much inventory has risen since the beginning of the year, yet it is still so competitive for homes! Last year in August we had 199 homes on the market. This August we had 164 so we are still lower than last year by quite a bit. However, in January 2016 homes for sale in Auburn, Ca dropped dramatically and we only had 109 homes listed. It stayed low all year long with only a slight monthly increase. As for sold homes and pending homes; those numbers have been on par more or less compared to 2015. So, with just average home sales and an increase in homes on the market, this could give buyers some relief compared to the beginning of 2016.
I’m noticing homes for sale in Placer County to have a similar trend. Increasing inventory and a slight drop in home sales in Placer County make for a better environment for home buyers, but the pressure is still on to get out and see homes as soon as they hit the market. For instance, I can show a buyer a home the day it hits the market and there is likely to be another offer already written and for sure multiple offers coming in. Now, this is in the $300,000-$450,000 price range. Higher price ranges can be competitive if the home is outstanding but otherwise the upper-end homes tend to sit a little longer without an offer.
